Agreement

By accessing San Antonio Zoning Intelligence (satxzoning.com) or subscribing to filtered email alerts, you agree to these terms. If you do not agree, do not use the paid service.

The service

We publish Planning Commission cases, plats, variances, and related land-use items sourced from City of San Antonio public records. The public catalog is free to browse. The paid layer is a subscription that emails you when new cases match filters you configure (district, case type, or keyword).

Not legal advice

San Antonio Zoning Intelligence is an information service only. We do not provide legal, planning, engineering, or investment advice. Case summaries may be incomplete or out of date. Confirm details with official city records and qualified professionals before making decisions.

Subscription and billing

Paid alerts are billed at $55 per month through Stripe. By subscribing, you authorize recurring charges until you cancel. Cancel anytime in the Stripe customer portal (linked from your account). Fees are non-refundable except where required by law or explicitly stated at checkout.

Do not start a second checkout if you already subscribe — that can create duplicate subscriptions. Use the magic-link sign-in at /login to manage an existing account.

Account

Access to alert settings requires the email address used at checkout. You are responsible for keeping that email secure. One account per email address. We may suspend accounts that abuse the service or violate these terms.

Alerts

Digests are sent when new matching cases appear and your filters are configured. If all filters are empty, no alert email is sent. Delivery depends on ingest timing, email providers, and your spam settings. We do not guarantee every case will be captured, geocoded, or delivered on a particular schedule.

Acceptable use

You agree not to:

• Scrape or overload the site in ways that impair service for others
• Attempt unauthorized access to accounts, APIs, or infrastructure
• Misrepresent affiliation with the City of San Antonio or San Antonio Zoning Intelligence
• Resell or redistribute alert content as a competing commercial feed

Data accuracy

Case data is ingested from public agendas and may lag official publications. District and neighborhood assignments depend on automated geocoding and may be missing or incorrect. We may correct, remove, or delay content without notice.

Intellectual property

Site design, code, and original presentation are owned by the operator of San Antonio Zoning Intelligence. Underlying public records remain subject to their source terms. You may link to public case pages; do not imply endorsement.

Disclaimer of warranties

The service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, or non-infringement.

Limitation of liability

To the fullest extent permitted by law, San Antonio Zoning Intelligence and its operator are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or data, arising from your use of the service. Our total liability for any claim related to the service is limited to the amount you paid us in the twelve months before the claim.

Termination

You may cancel your subscription at any time. We may suspend or terminate access for violation of these terms or for operational reasons. Public catalog pages may remain available after cancellation.

Changes

We may update these terms. Material changes will be reflected by the date at the top of this page. Continued use after changes constitutes acceptance.

Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. Disputes shall be brought in the state or federal courts located in Bexar County, Texas, unless applicable law requires otherwise.
